What are the HOA dues in Eagles Harbor?
As of 2025, the HOA dues are $460 annually per lot owned. They are invoiced on January 1st and due by January 31st each year.
If the property already has a boat dock lease associated with it, there are additional dues of $80/year for that lease. New owners of property with a boat lease have one year from the time of purchase to exercise their right to keep the lease.
Are there any additional fees?
There is a one-time $75 set up fee charged by Town & Country direct to any new owner in Eagles Harbor. This is not handled through the HOA. More information can be found here or by contacting Town & Country.
There are limited boat slips still available for lease; these are a one-time buy-in of $5,100 plus $80 annually per slip. Please note, only the A-dock slips are available to members, and only for day use. The B-dock and C-dock slips are leased by individual members and for their sole use. Any use of the A-docks beyond 24 hours must be approved in advance by the HOA board.
There are ARC fees for new home construction and/or property improvement projects for existing homes. These are outlined in detail in the ARC Construction Process documentation.
What amenities does Eagles Harbor offer?
Eagles Harbor is a gated neighborhood. All owners have access to use the gated boat/RV storage lot at no charge. We also have a community marina with boat launch, day slips, gazebo, and day parking for trailers. There are resident-sponsored pickle ball courts in the marina area. You must sign the pickleball waiver BEFORE playing.
What does a buyer need to know?
Please make sure your buyers, whether purchasing an existing home or an unimproved lot, are aware of the Construction Process Rules and Requirements BEFORE doing any work on their property.
